   I hear a lot of (annoying) refinance radio ads on newstalk radio. I wouldn’t go that route because everyone is sick of hearing it.

   You could send out info to your friends… I guess you could include a business card with your Christmas cards…

   or networking…family or friend’s gatherings. You could also try to partner with a realtor and be their "preferred" lender.
